Where to Buy Land in Ibadan Under ₦10m

Ibadan is one of the more accessible property markets in southwest Nigeria. But a budget of 10 million naira no longer buys land in the city’s best established districts. Areas such as Bodija, Jericho, Old Bodija and parts of Oluyole are priced much higher due to existing infrastructure, schools and commercial activities.

But for buyers willing to look to the metropolitan fringe, a standard residential plot, or a smaller slice of one, can still be found within budget.

1. Moniya-Akinyele

The Moniya-Akinyele corridor is one of the most active budget land areas. It is linked to the Ibadan-Ilorin road, the developing transport network and proximity to the wider catchment of the University of Ibadan.

Today, asking prices on Nigerian property platforms typically list plots in emerging estates anywhere from about ₦3 million to ₦10 million, depending on size, road frontage and paperwork. Buyers should expect some locations to be semi-rural with incomplete drainage, electricity and internal roads.

2. Ido and Omi-adio (Omi-adio)

To the west of Ibadan, there are some of the city’s best opportunities to find land for under ₦10 million in Ido and Omi-Adio. Plots are typically advertized for residential development, farming or future investment.

Indicative asking prices are from ₦2 million to ₦8 million. Land near major roads and in developed estates can be more expensive. The trade-off is infrastructure: many sites still rely on private boreholes, generators and unpaved access roads.

3. Alabata and the Ibadan-Abeokuta Corridor

Alabata’s linkages with the University of Ibadan and neighboring educational and research institutions is an advantage. It is also popular with buyers looking for student accommodation, private housing or long-term speculative investment.

You can buy a developing estate with a budget of ₦10 million especially away from the main highway. Prices are usually from ₦2 million to ₦7 million but buyers need to check the flood risk, access roads and exactly how the property advertised relates to the highway.

4. Apata and the Oluyole Edge

From Apata and the less-developed fringes of Oluyole, access to established Ibadan is better than from many northern and western suburbs. Land here is generally pricier but smaller plots or properties further away from the expressway can still be within the ₦5 million-₦10 million range.

Don’t buy just on price

All prices are asking prices and not verified as being transacted. Pay after you get a registered surveyor and a property lawyer. Confirm survey coordinates, ownership history, approved land use, planning status and if the property is subject to a government acquisition or committed area.

Verification can be done through the Oyo State Ministry of Lands, Housing and Urban Development or the relevant land registry. Also check the location after rainfall, confirm road access and budget for survey, legal, registration and development charges.

The cheapest plot is not always the smartest purchase at this price point.
