The Prime-Property Contest: Ikoyi, Victoria Island, or Maitama?

Price per square meter is a good starting point for the most expensive residential markets in Nigeria but it is not a full valuation. Location, title, building quality, service charges, exposure to flooding and access to infrastructure can all make a big difference to the final price.

A review of published asking listings from Nigeria Property Centre, alongside market commentary from Knight Frank and Estate Intel, points to the following indicative 2024–25 benchmark for prime apartments and development land:

Ikoyi apartments cost ₦2.5m – ₦5.0m per sqm
Victoria Island apartments cost ₦1.8m – ₦3.5m per sqm
Maitama apartments cost ₦1.8m – ₦3.8m per sqm

These are asking-price ranges, not verified transaction prices. Nigeria’s currency volatility also means naira figures can change sharply between listing, negotiation and completion.

Ikoyi: the strongest luxury premium

Ikoyi has the most and the most consistent residential premium. Its appeal is structural. Limited developable land. Close proximity to Lagos’ commercial districts. Established diplomatic and executive demand and concentration of high end developments.

Reliable power, elevators, security, parking and water infrastructure in new apartments can go above the high end of the benchmark. Older blocks may seem to be cheaper per square meter but they usually need a major refurbishment. The big risk isn’t demand; it’s whether the asking price is for a truly scarce asset or a developer’s launch premium.

Victoria Island: commercial convenience, wider variation

Victoria Island remains Lagos’ core business address. Its strongest pricing comes from properties close to offices, restaurants, hotels and the waterfront. However, the district is less uniform than Ikoyi. Traffic, drainage, noise and variations in building quality create a wider spread in values.

For investors, Victoria Island can offer a better entry point than Ikoyi, particularly in well-managed serviced apartments. But service charges are critical. A lower purchase price can be erased by diesel costs, security fees, and poorly controlled building maintenance.

Maitama: Abuja’s land-led benchmark

Maitama competes with prime districts of Lagos by land value, not density. High prices are supported by large plots, proximity to government and diplomatic sites and Abuja’s planned road network. Demand for rentals, however, is more closely linked to public-sector, diplomatic and corporate cycles.

The biggest valuation question for Maitama is plot utility – frontage, allowable density, title, access roads and redevelopment potential. A smaller parcel with a good location can beat a larger site with planning or documentation constraints.
