Lekki Phase 1 remains one of Lagos’s most sought-after residential districts. Its appeal is practical as much as aspirational: proximity to Victoria Island, access to the Lekki–Epe corridor, a concentration of private schools and hospitals, and a strong supply of restaurants, offices and retail outlets. The district is also home to some of Lagos’s most established gated communities.
There is no official government ranking of “the best” estates. The strongest options are distinguished by location, road access, security, infrastructure, estate management and the quality of surrounding development.
Nicon Town Estate
Nicon Town is among the most established gated communities in the Lekki axis. Its location near Lekki Phase 1’s main commercial and residential streets gives residents relatively easy access to Admiralty Way, Freedom Way and the Lekki–Epe Expressway. The estate contains a mix of detached houses, terraces and apartments, with a mature community structure and controlled access.
Its principal advantage is convenience: residents are close to supermarkets, restaurants, schools and places of worship without being entirely removed from the city’s commercial activity.
Pinnock Beach Estate
Pinnock Beach Estate is known for large homes, landscaped streets and a more private residential atmosphere. It attracts senior executives, business owners and expatriate residents seeking space and controlled access. The estate’s waterfront setting adds to its appeal, although buyers should pay close attention to drainage, flood exposure and the condition of roads within and around the community.
Pinnock’s value lies in its sense of separation from the busier parts of Lekki, while remaining within reach of Victoria Island and the major commercial corridors.
Northern Foreshore Estate
Northern Foreshore is one of the more prominent waterfront communities associated with the Lekki Phase 1 market. It offers a blend of detached houses, terraces and apartment developments, with a relatively quiet environment compared with the surrounding streets.
The estate is particularly attractive to buyers who prioritise space and privacy. However, as with any waterfront development in Lagos, prospective residents should independently verify drainage, land documentation, service charges and the performance of estate infrastructure during the rainy season.
Richmond Gate Estate
Richmond Gate appeals to residents who want a contemporary, managed estate close to Lekki’s retail and lifestyle hubs. Its housing stock is largely modern, and its location offers access to the restaurants, offices, and shops around Admiralty Way and Freedom Way.
The estate is best suited to buyers who value a newer-looking environment and controlled community living, though service charges and estate rules should be reviewed before purchase.
What Buyers Should Check
Property advertisements frequently use “Lekki Phase 1” loosely, sometimes referring to neighbouring area such as Ikate, Osapa or Chevron. Buyers should confirm the exact location, title documents, approved building plans, drainage, power arrangements, security structure and annual service charges.
