Maintaining Luxury High-Rises: Top Firms Servicing Eko Atlantic

Luxury towers are easy on the eyes and hard to keep up with. Salt air, reclaimed land, high humidity and heavy rainfall, as well as residents’ expectations for uninterrupted power, clean common areas, secure access and speedy repairs, are additional challenges in Lagos’ privately developed coastal district of Eko Atlantic.

The first company in that maintenance chain is South Energyx Nigeria Limited, which is developing Eko Atlantic City. South Energyx is responsible for the district’s master infrastructure, including roads, drainage, public spaces and coastal protection system. The developer says the city is about 10 million square meters of reclaimed land, protected by an 8.5-kilometre sea wall, to protect the development against large coastal storms.

In the residential towers, the main operator is Eko Development Company Limited, developer of the Eko Pearl Towers. Beyond construction and sales, the company is involved in the structured management of shared facilities, building services and the resident experience that is key to premium developments. In practical terms, this means coordinating cleaning, security, waste removal, landscaping, lift servicing, fire safety systems, generators, water systems and mechanical plant.

Power is another defining issue. Eko Atlantic has established its own electricity infrastructure, Eko Atlantic Power and Light Company, instead of solely depending on the larger public distribution network. This is intended to provide a more reliable supply in the district, but reliability still depends on disciplined operations, preventive maintenance, fuel management, testing of equipment and rapid response to faults.

Water and wastewater systems are also important. The district’s utility framework offers dedicated water infrastructure, with little reliance on ad hoc solutions for individual towers. In a coastal high-rise, pumps, tanks, treatment equipment and drainage systems must be monitored as closely as elevators and air-conditioning units.

Specialist contractors fill in the picture. Tower owners and estate managers usually appoint certified providers for lifts, fire alarms, access control, standby power, air-conditioning and façade maintenance. Their performance is measured by records, not visibility: response times, inspection schedules, equipment uptime and compliance with Nigerian safety requirements.

However, the real measure of luxury is whether the building performs years later, quietly, safely and reliably.
