In Lagos, the island is held so highly, especially Lekki and Oniru. An area you move to determines how long a commute lasts, where children go to school, how easily guests can find a home and, increasingly, what kind of property an investor can buy.
Lekki Phase 1 and Oniru sit within Eti-Osa Local Government Area and share access to the Lekki–Epe corridor. Yet they offer distinctly different urban experiences.
Lekki Phase 1: established, energetic and practical
Lekki Phase 1 is among the most famous planned residential areas in Lagos. The variety is what makes it attractive. The area comprises a mixture of detached houses, terraces, apartment blocks, offices, restaurants, supermarkets, schools, and places of worship. That blend means you can live, work and socialize within the area without going out of it.
The area is also highly accessible for travel throughout the city. The Lekki–Ikoyi Link Bridge directly connects it to Ikoyi. The main route toward Victoria Island, Ajah and the wider Lekki corridor is the Lekki–Epe Expressway. The links are fine, but they don’t eliminate traffic. Congestion can be heavy on Admiralty Way, Lekki–Epe Expressway and adjoining roads during peak periods.
Oniru offers more choice across price points for residents than Lekki Phase 1, but prime streets and well-managed estates command substantial rents. Its housing stock is older and more varied, quality is very dependent on the particular street, drainage, estate management and power arrangements. Rather than relying on the prestige of the name of the areas, buyers need to check title documents, road access, flood risk and service charges.
Oniru: closer to the city’s luxury core
Oniru occupies a strategic position between Victoria Island and Lekki Phase 1, with access to major commercial, hospitality and leisure destinations. Its proximity to Victoria Island is one of its strongest advantages, particularly for professionals working in finance, energy, consulting, media and international organisations.
The neighbourhood has seen significant investment in luxury apartments, serviced residences, hotels and mixed-use developments. Its coastal setting and access to Oniru Beach add to its lifestyle appeal. Newer buildings often provide amenities such as gyms, pools, backup power, security systems and professional facility management, features that are increasingly important to high-income tenants.
The trade-off is cost. Oniru generally carries a premium for newer construction, proximity to Victoria Island and access to waterfront leisure. Traffic can still be difficult, especially around major commercial and entertainment areas. As with Lekki Phase 1, coastal exposure makes drainage, construction quality and long-term maintenance important considerations.
Which one is better?
Lekki Phase 1 is the more versatile choice: better suited to families, entrepreneurs and residents who value a broad range of housing and everyday services. Oniru is the sharper fit for executives, investors and renters seeking newer buildings, a more curated lifestyle and quicker access to Victoria Island.
