The short answer is yes. But the more useful answer is that flooding in Oniru is patchy, episodic and depends a lot on the street, the drainage network and how bad the rain is.
Oniru is located in Eti-Osa, one of the most urbanized coastal districts of Lagos. Its location is also its chief drawback. A lot of Lagos is low-lying, near the Atlantic Ocean, the Five Cowries Creek and the Lagos Lagoon. If it rains really hard , the water can accumulate faster than the drains can handle . High tides, storm surges and blocked outlets can worsen the problem by slowing the discharge of stormwater.
This does not mean Oniru is permanently waterlogged or that every rainfall will result in flooding. Many roads and estates have working drainage, raised foundations and pumping systems that work. But flood risk is quite different. The property on raised well-drained ground may be dry but a nearby road, underpass or low-lying compound may be impassable.
The danger is greatest during Lagos’s heaviest rains, which usually fall between April and July but can occur later in the year. Short, heavy storms are particularly disruptive, because drains can quickly become overwhelmed. The problem is often compounded by construction debris, garbage, culverts that are too small and the paving over of natural surfaces that would otherwise absorb water.
For residents, tenants and buyers, the practical question is not simply, “Does Oniru flood?” It is: “Does this particular property flood, and how badly?”
That requires more than relying on a developer’s assurance. Visit the area during or immediately after heavy rain. Ask residents and security staff where water collects, how long it remains and whether access roads become unusable. Inspect the height of the building’s ground floor relative to the road. Check whether drains are open, whether the estate has pumps and backup power, and where pumped water is discharged. A history of repeated repairs to walls, gates or electrical systems can also reveal past flooding.
Oniru remains one of Lagos’s most desirable districts, with proximity to business centres, beaches, hotels and high-end residential developments. But desirability does not remove environmental risk.
So basically, Oniru can flood, especially in low-lying areas during intense rain or coastal surges, but exposure is not uniform.
