Ask five people what it costs to build a 4-bedroom duplex in Abuja and you’ll get five different answers, and the truth is that all of them might be right because the range is genuinely that wide. 

Here is a realistic breakdown for 2026, and the factors that decide which end of the range you will be on.

The actual range

Depending on your sources and level of specifications you compare, a 4-bedroom duplex in Abuja (excluding the land) can realistically cost anywhere from about ₦50 million for a basic-to-mid range 250–350 sqm build, towards ₦90 million and above for the same size of property finished to a higher specification. 

Some architect-led estimates for a fully specified, premium-finish 4-bedroom duplex nationally push the figure as high as ₦90-150 million once professional design fees and imported finishes come into play. Throw in regulatory approvals, site prep (especially on sloped or waterlogged plots), borehole drilling and a contingency buffer of 10-20% for swings in material prices, both steel and cement prices have moved sharply in the past two years and can derail a fixed budget mid-build.

A basic 3-bedroom duplex is achievable in areas like Lugbe or Kuje for ₦50 million. Most 2026 estimates suggest ₦70-90 million minimum, land excluded, to comfortably hit a well-finished 4-bedroom duplex in a mid-range Abuja location – and much more if Maitama-tier finishes and location are non-negotiable.

Whatever budget you decide on, get a written cost breakdown from your quantity surveyor before you break ground, and allow for that contingency. In this market, ‘close enough’ budgeting leads to half-finished duplexes.
