Best Places to Live in Victoria Island

Victoria Island is still one of the most coveted locations in Lagos and not just for prestige but the combination of proximity, commerce and leisure in a city where the quality of life can be defined by the daily commute. It is home to corporate headquarters, diplomatic missions, hotels, restaurants, private hospitals and some of Lagos’s most expensive residences, all located in the Eti-Osa Local Government Area.

But Victoria Island is not a homogenous neighborhood. The best locations depends on whether you want quiet, nightlife, newer infrastructure or access to work.

Victoria Island Proper – Best for Convenience

The most practical version of island living is found on the streets around Ahmadu Bello Way, Kofo Abayomi Street, Idowu Martins Street and Ligali Ayorinde Road. Residents are close to offices, supermarkets, restaurants, banks and medical facilities like Reddington Hospital.

The area is more varied than its luxury reputation might suggest, with newer towers interspersed with older apartment blocks. The trade-off is traffic, commercial noise and periodic flooding in heavy rain. Before signing a lease, prospective tenants should check on the drainage, basement parking and power arrangements.

Oniru: Best for a More Residential Feel

Just east of Victoria Island is Oniru, a favorite with professionals and families who want a less hectic environment but don’t want to miss the city’s business core. It has a mix of gated developments, serviced apartments and detached homes with easy access to the Lekki-Epe corridor and the beach.”

There’s been growing interest in the neighborhood with new retail, hospitality and residential projects. However, road quality and congestion can vary sharply from one street to another. Oniru is technically distinct from Victoria Island, but the two areas are closely linked in everyday Lagos usage.

Eko Atlantic: Best for New-Build Living

Eko Atlantic is a planned city built on reclaimed land beside Victoria Island. According to the development’s official figures, the project covers roughly 10 square kilometres and is protected by an approximately 8.5-kilometre sea wall known as the Great Wall of Lagos.

Its appeal lies in modern apartments, wider roads, managed infrastructure and a master-planned environment—features uncommon in older parts of Lagos. The area is best suited to residents who value contemporary buildings, security and a controlled setting. It is still developing, so some amenities and street activity remain limited compared with established Victoria Island.

The Waterfront and Ahmadu Bello Corridor: Best for Premium Lifestyle

For residents prioritising restaurants, hotels, clubs and sea views, the waterfront corridor and parts of Ahmadu Bello Way offer the island’s most energetic lifestyle. Properties here command a premium because they combine prestige with access to Lagos’s entertainment and business districts.

The same location can mean more weekend traffic, noise and exposure to coastal weather.

The Bottom Line

Victoria Island rewards careful street-by-street selection. Choose Victoria Island proper for convenience, Oniru for residential calm and Eko Atlantic for modern planning. Before moving, verify flood history, power supply, water, service charges, parking and commute times—details that matter more than a prestigious postcode.
